Booking Advice, Terms & Conditions

Our online booking facility automatically updates the Availability page, so gives a good overview of which of our two cottages can be booked for specific dates, however there are rare occasions where a booking has been confirmed by email or telephone in our absence so we are unable to guarantee that the information is 100% accurate at all times.

Provisional bookings can be made online from our website. We believe this is the most efficient way to book your well earned break. If however you have some questions or would prefer, you may contact us by email or telephone. We can hold a provisional booking for 5 days to allow you time to pay by credit/debit card, BACs or to send a cheque for your deposit. When your payment has been received, we will send you a message confirming your booking and give details of the final balance and when it is due. If you are booking less than 6 weeks before your arrival date, then the total rent is payable.
Your confirmed booking will require a deposit of 25% of the rental value with the balance to be paid on your arrival. In the event of your cancellation, every effort will be made to re-book and if successful your 75% balance will be refunded. The deposit is not refundable. We do recommend that you consider taking out holiday protection insurance to cover your stay.
Emails may be sent to or you may telephone 01566 781232. If we do not answer, it may be because we are working outside on the farm so please leave your contact details, the name of the cottage you would like to stay in and the dates of interest. We listen to our messages and read our emails at regular intervals during the day, and will get back to you very quickly to discuss your requirements.

Number Of Guests
The Barn has 2 en suite bedrooms a double and a twin  + Futon bed in the sun room. A travel cot & highchair for a baby is available if required.

The Bedford Cottage will accommodate up seven people is seven in three bedrooms . A travel cot & highchair for a baby is available if required.

Non Availability Of Property
If for any reason (e.g. fire damage) the property is not ready on the date booked, all rent and charges paid in advance by the client will be refunded in full with no further claim on ourselves.

Arrival & Departure
Your chosen cottage will be available from 3.30 pm on your arrival date until 10.00 am on the date of your departure. We don’t believe in rushing our guests, but do have to get the cottages ready for new arrivals.

Cleanliness & Damage
The property must be left clean and tidy all breakages must be reported.

Accidents do happen and we ask that we are told as soon as possible of any damage so that it can be rectified particularly as we would need to complete any repairs in good time for the arrival of our next guests. Your cooperation and understanding in this matter is much appreciated.

Heating & Electricity
The cottages benefit from full oil-fired central heating/hot water, this and the electricity is inclusive in your rental. There is a wood burning stove in the living room. We provide a quantity of logs in a basket

Bed Linen & Towels
Bed linen and towels (one bath towel and one hand towel per person) will be provided. We do ask that you provide your own towels for the beach.

There is ample, parking close to the cottages.

By arrangement in Bedford Cottage only conditions apply.

Should any equipment breakdown, we will make every effort to make repairs or rectify any faults as soon as possible.

Both holiday cottages are strictly NON SMOKING.

The owners cannot accept responsibility for any material loss, damage, additional expense or inconvenience directly or indirectly caused by or arising out of the property and its plumbing, heating oil, electrical, water supply or exceptional weather. No responsibility is accepted for loss or damage of any sort including property, vehicles or vehicle contents belonging to the guests or any member of the party during their visit or occupancy.
The signatory of the booking form certifies that he/she is authorised to agree the conditions of booking on behalf of all persons staying at visiting Wheatley Farm. The purpose of the tenancy is to confer on the tenant the right to occupy the dwelling house for a holiday. Guests shall allow reasonable access to the property by the owner if it is deemed necessary.
The limit of any legal claim whatsoever other than where negligence on our part has been proven, is the total cost of your holiday. All claims must be made in the UK based on English law.
